One form sends the Sole Selling Rights Agreement to the vendor for e-signature. The vendor signs on their phone or computer, the signed PDF comes back to the dashboard, and a note is written on the Street property. Nothing is printed or posted.

When a sales instruction is created in Street, or a valuation is booked, the property joins the list within a few minutes.

What next?
Straight after sending, a dialog offers the board, an EPC and a conveyancing or mortgage referral for the same property.

Property, vendor names, contact details and asking price come from the Street instruction. Check them, correct anything that has changed in the meantime.
The fee is prefilled from what was recorded at instruction and shown inc VAT. Percentage or fixed, plus a minimum fee.
Trading name and registered company follow the branch you pick. Your name and email come from your login and go on the agreement as the agent.
Signing order: vendor 1, then vendor 2 if there is one, then you. Each gets their own email from Signable.
What you do

Pick the property. Start typing the address. Instructed properties stay on the list for 14 days; valuation-stage ones for a year.

Check vendor 1 and vendor 2. The email address is where the signing link goes, so make sure it is theirs and current. Add a contact address if it differs from the property.

Set the terms. Asking price, tenure, fee type and amount (inc VAT), minimum fee, tie-in period in weeks, and whether anyone at the agency has a personal interest.

Add agreed conditions and notes. Anything typed in "Additional fees & agreed conditions" prints on the agreement the vendor signs, so keep it to what was actually agreed.

Send. The dashboard row appears at once. Use the Next Actions dialog that follows, or close it.
What you'll see on the dashboard
Sent
The envelope is out. A note is on the Street property with who sent it and to whom.
Viewed
A vendor has opened the signing link but not finished.
Signed
All parties have signed. The signed PDF link appears on the row.
Declined / Expired
The vendor declined, or the link expired unsigned. Fix what needs fixing and send again.
Cancelled
Cancelled from the dashboard. The vendor's link stops working.
Property not on the list?
It is added from Street automatically once the instruction or valuation exists there. Check the property is instructed in Street, then reload the form.
Wrong email or wrong fee?
Cancel the envelope on the dashboard and send a fresh one. A sent agreement cannot be edited.
What the vendor signs is what you typed
Fee, tie-in and conditions go onto a binding agreement exactly as entered. Read the form back before you press Send.
