One form builds the landlord's Terms of Business for the service level they have chosen, covering one property or their whole portfolio, and sends it for e-signature or gives you a copy to sign on paper. The document is generated from the form, so every figure on it is the one you entered.

Find the landlord
Search by address or landlord name. Every lettings property in Street is here, including ones not yet valued or instructed.

Tick the properties it covers, choose the service level, check the rent and fees, and fill in the landlord details.

Preview the PDF. Then Send for signature, or Download for wet signature if the landlord will sign on paper.

Signed
Signable emails landlord 1, then landlord 2, then you. The dashboard shows progress and the signed PDF, and a note goes on each Street property.
Automatic
Addresses, rent and the landlord's name, email and phone come from Street. The rent is only known where the property is instructed; otherwise type it.
Fees are prefilled from the service level's fee schedule and shown inc VAT. You can change them; the document recalculates from what you send.
Company landlords: Street holds no company number, so the form searches Companies House for you. Click the right match to fill the number and offer the registered office.
Who the landlord contracts with (the legal entity and VAT number) follows the branch, and is shown on the form as "Contracts as".
What you do

Search and pick the property. Other properties with the same owner in Street are pre-ticked. A look-alike (same name or email on a different owner record) is offered but never pre-ticked: tick it only if you are certain, because it goes on a binding contract.

Choose the service level: Let Only, Rent Collect, Fully Managed or Fully Managed Plus. This picks the document and the fee schedule.

Check rent and fees. Set-up fee and monthly management fee prefill from the level; edit if something different was agreed.

Landlord details. New or Existing landlord (a new landlord's agreement includes the bank details form), landlord 1 and 2, company number and signatory for a company, your name as the agent, the agreed works spend limit, and any additional fees or conditions, which print as their own section.

Preview PDF, then Send for signature. Or Download for wet signature: the copy is recorded exactly like a send, and you mark it signed on the dashboard when the paper comes back.
What you'll see on the dashboard
Sent
The envelope is out to landlord 1. Type shows Signable.
Viewed
A landlord has opened the signing link.
Signed
Everyone has signed. The signed PDF link appears.
Downloaded
A hard-copy agreement was printed. Type shows Hard copy. Click Mark signed when it is returned; the PDF link re-serves the exact copy printed.
Cancelled
Cancelled from the dashboard, e-sign or hard copy.
Property not found?
The list is refreshed from Street in the background. Properties with no valuation or instruction yet are included and badged amber, so a brand-new landlord is still findable.
Company landlord, no number?
The form searches Companies House automatically and warns if the company is not active. Pick the match; never guess. The number and registered name are stored on the agreement.
Preview before you send
The PDF you preview is the document the landlord signs, with their figures in it. Read the schedule of charges page for the level you chose before pressing Send.
